A free read on the listing, before you book the inspection

You are probably here because Ryan sent you. Casaroo is a free, impartial tool that reads a home listing and tells you what is likely to cost money later. Paste in a listing, or just the photos, and you get a read on the bones (roof, heating, electrical, plumbing, structure) and the appearance (kitchen, baths, finishes), with a real Canadian dollar range against each thing it flags and the questions worth putting to the agent.

What this is, and what it is not

This is a reading of photographs and listing text. It is educational and impartial, and it is not a home inspection. Casaroo flags, it never clears. It will not tell you a house is fine, safe, or sound, because photos cannot support that claim and no software should pretend otherwise.

What it does is narrow things down. It tells you which houses are worth a Saturday, and it sends you into an inspection already knowing what you want looked at. When Casaroo cannot see something, and it usually cannot see the electrical panel or the furnace, it says so on the page rather than guessing.

Then book the inspection

Nothing on this site replaces a licensed inspector standing in the house. If you are buying in Saskatoon, Ryan Johnstone at Homemetrics Inspection Services is who sent you here. You can reach him at 306 291 6435 or at homemetrics.ca.

Not picked a house yet

If you are still looking, there is a faster thing on the front page. Tell it roughly what year a house was built and it will tell you what tends to be true of that era in Canada, what it costs, how you find out whether it applies, and the sentence to say to the agent. A house from the late sixties, for example, sits in the aluminum branch wiring window, which is the kind of thing an insurer asks about and most buyers have never heard of.

Where the numbers come from

Every issue Casaroo flags is backed by a sourced entry in the Home Buyer's Library: what it is, why it matters, how to spot it, what it typically costs in Canada, and what to do about it. Cost ranges are 2026 estimates and they vary by region, size, and access, so confirm specifics with a qualified professional.
