Appliances: builder grade, integrated and pro

The appliances are doing two completely different jobs in a listing photo. They are telling you the tier of the kitchen, and they are hiding a clock that nobody mentions.

The quick answer

Appliances do two jobs in a listing photo. They name the tier (pro brands like Wolf and Sub-Zero run $35,000+ and are a tell, never a requirement), and they hide a clock. A dishwasher lasts 9 years, a fridge 9 to 13, a range 13 to 17. So a fully renovated 2012 kitchen has appliances at end of life while the cabinet boxes have 36 years left. No listing will tell you that.

How to spot it

Look for the brand badge; look for whether the fridge and dishwasher are panelled or bare; look for a real vented hood versus an over-the-range microwave (the single most reliable builder-grade tell in a kitchen photo); and look at the age of the renovation the listing is bragging about, then do the arithmetic.

What it costs

A pro suite is $35,000+. Everything below that varies too much month to month for us to publish a number we would stand behind, so we do not. The lifespans, however, are stable, sourced, and more useful.

What to do

Monitor. Ask the agent how old the appliances are and whether they are included. Then price the ones that are near the end of their band as a known upcoming cost, not as a defect.

Education and triage, not a home inspection. Casaroo reads the appliance tier from your photos and tells you what clock each appliance is on. It cannot tell you that any of them works.

Common questions

The kitchen was renovated in 2012. Are the appliances still good?

They are at or past the end of their expected lives, and this is the arithmetic nobody does. A dishwasher lasts about 9 years, a fridge 9 to 13, a range 13 to 17. So a 2012 kitchen in 2026 has a dishwasher that is years overdue and a fridge at the end of its band, while the cabinet boxes behind them have decades left. That is a real, plannable, upcoming cost and a fair thing to raise.

Are the appliances even included in the sale?

Ask, and get it in writing, because this is a genuinely common source of closing-day unpleasantness. Built-in and integrated appliances usually stay because they are part of the cabinetry. Freestanding ones are negotiable and are sometimes taken. A pro range or an integrated fridge is a five-figure item, so it is worth being explicit rather than assuming.
