Showing checklist
Judge a home by its bones, not just its appearance.
Casaroo
1. Outside and drainage
- Ground slopes away from the house
- No pooling at the foundation
- Downspouts run away from the wall
- Cracks in foundation, brick, stucco or siding
- Retaining walls leaning
- Large trees close to the foundation
2. Roof
- Shingles curling, bald or mossy
- Granules collecting in the gutters
- Roofline sagging or wavy
- More than one layer of shingles
- Ice ridges or heavy icicles at the eaves
- Age of roof, and was it fully replaced
3. Basement and structure
- Musty smell
- Water stains on walls or floor
- White powder on the concrete
- Horizontal, bowing or stair-step cracks
- Fresh paint in one odd spot
4. Electrical
- Main breaker reads 60, 100 or 200 amps
- Ceramic knobs or cloth wiring visible
- Panel brand is Federal Pacific or Zinsco
- Built 1965 to 1973, check cable for AL
- Warm or discoloured switch plates
- Two-prong outlets
- No test buttons near sinks, tubs or outside
5. Plumbing
- Pipe material: copper, galvanized, poly-B, lead
- Heavy dark cast iron drains, pre 1975
- Water heater age
- Rust or damp at the water heater base
6. Heating and cooling
- Manufacture date on the furnace
- Manufacture date on the AC
- Oil tank in the basement
- Fill or vent pipes coming out of the ground
- Furnace vents up a chimney, not white PVC
- Chimney cap missing, crown cracked
- Crumbling mortar or flaking brick
7. Windows
- Haze or moisture between the panes
- Date stamp on the spacer bar or glass corner
- Single pane glass
- Original aluminum frames
8. Health and hazards, older homes
- Popcorn ceilings
- Wrapped pipes in the basement
- Nine inch floor tile
- Grey brown pebbly attic insulation, do not disturb
- Built pre 1980, consider a radon test
- Watch for lead paint
9. Ask the agent
- Age of roof, furnace, AC, water heater, windows
- Any insurance issues or claims history
- What has been updated, and when
- Was the work permitted
- Any known repairs, water or insect problems
10. Your read
- Bones: would I be comfortable owning these systems
- Appearance: what would I change in year one
- What is the one thing I still do not know
