A 2020s house is up to 6 years old. The building is young. Several of its systems are not, and that is the part nobody thinks to check. Here is what holds across the whole decade, what changes depending on the exact year, and what each one costs.

Two system dates worth having before you offer

A house built in 2020 is 6 years old and one built in 2021 is 5, and so is every system in it that has never been replaced. That is the part a listing photo cannot show you, because a replaced furnace and an original one look identical from the doorway.

  • The water heater lasts 8 to 12 years, so at this age it is worth a date rather than a guess.

All of these carry a date. The water heater has a rating plate near the top of the tank, usually with the date encoded in the serial number, and the furnace and the air conditioner both carry a dated label. Photograph them.

A young house is not the same as a young set of systems

A house of this age generally has copper or PEX supply, a breaker panel and double pane windows, so it carries none of the era hazards that older homes do. That is the part everyone notices. The part almost nobody checks is that the roof, the furnace, the air conditioner and the water heater age on their own clock, not the building’s, and on a house of this age at least one of them is usually further along than the house looks.
